Grey Construction (Gris): Approximately Rs 1,500 – Rs 1,800 per sq. ft. This includes the concrete structure, blockwork, and roof, but no finishes.
Turnkey (Clés en main): Approximately Rs 2,500 – Rs 3,500+ per sq. ft. This includes tiles, painting, electrical, plumbing, and aluminum openings.

What is the process to get a Building and Land Use Permit (BLP) in Mauritius?

To start construction, you must obtain a Building and Land Use Permit (BLP) from your local Municipality or District Council. The process generally involves:
Architectural Plans: Submission of location plans, site plans, layouts, and elevations signed by a registered architect.
Engineering: Structural details signed by a registered engineer.
Title Deeds: Proof of ownership and ID documents.
Submission: All documents are uploaded via the National Electronic Licensing System (NELS). Once submitted, the approval process typically takes between 2 weeks to 3 months, depending on the complexity of the project and adherence to the PPG (Planning Policy Guidance).
Why do I need a Project Manager if I already have an Architect?

While an architect designs the vision of your home, a Project Manager (PM) ensures that vision is built on time and on budget. In Mauritius, construction delays and budget overruns are common. A Project Manager acts as your representative on-site to:
Coordinate between the contractor, engineer, and suppliers.
Monitor the quality of construction (ensuring mix ratios and steel reinforcement are correct).

How long does it take to build a 2,000 sq. ft house in Mauritius?

For a standard concrete home of approximately 2,000 sq. ft, the timeline is usually 8 to 12 months from the start of excavation to handover.
Structure (Grey): 3–5 months.
Finishes (MEP, Tiling, Painting): 4–6 months. Factors that cause delays include bad weather (cyclone season), permit delays, or late material selection. Having a clear project schedule at the start is crucial to avoiding a multi-year construction site.
What is the difference between "Surface Habitable" and "Surface Brute"?

When comparing quotes, it is vital to know what area is being calculated.
Surface Habitable (Net Floor Area): The actual living space inside the walls (living room, bedrooms, kitchen).
Surface Brute (Gross Floor Area): The total footprint, including the thickness of external walls, terraces, and balconies. Construction quotes are usually based on Surface Brute. Ensure your contractor isn't quoting you on net area and then adding "extras" later for the walls and terraces.
